Why Any Market Can Be the Right Market for Selling

“Should I sell in this Buyer’s Market or wait until we’re in a Seller’s Market again?”

I hear this question from clients daily..sometimes even more. The answer I give is probably not the one you want to hear. Are you ready?

It depends.

While I wish I had a more in-depth answer, “it depends” is the most solid one I can give. I know, not really helpful, but let me explain a little bit.

Reasons People Sell

There are so many reasons behind why people sell their properties, no matter what the market is that we are in. More often than not reasons why you’re selling your house is different than why someone down the street is selling.

Ultimately, the majority of reasons people sell are all life related and all of us have different parts of our lives happening at different times, regardless of the economy.

These days, many of my clients are selling for a variety of reasons, including:

  • The need to downsize or upsize (new families to empty nesters)
  • Desire to move to a community closer to a specific school for kids
  • Moving to a neighbourhood that is closer to work for a shorter commute
  • Wanting to be closer to a variety of amenities
  •  And so on.

What I’ve noticed though is that for the variety of reasons my clients are moving, the great majority are merely moving to a different location within the city and not moving out of the city to start a new life elsewhere. While we are currently in an economic plateau of sorts, people staying within the city is in direct contrast to what I witnessed during the 2008 – 2009 economic crisis as people were moving out of the city and province to pursue opportunities that better fit them and their families. Today, people are staying here, just looking for a fresh start within Calgary.

Times of Transition

As I mentioned last month, now is a great time for you if you are looking to transition your family to a property that better suits your needs today and in the foreseeable future. In fact, if you’ve been thinking about moving for years, but haven’t because the timing isn’t right, now actually might be that time.

Successful Sales are Possible

But, back to the question as to whether you should sell now or wait.

Yes, there is a definite increase in properties listed for sale, and while they may be taking longer to sell, this isn’t necessarily a negative. You can see competing offers on properties that are priced right and promoted properly.

That right there is the key for selling during ANY market – is your house being priced properly and is your Realtor promoting it effectively.

Your question shouldn’t be focused on “is now the right time to sell?” Rather, I suggest changing it to

“Is now the right time to sell for my family’s needs”

If you answer, “yes” to this, then reach out and ask me:

“How can we effectively sell this property in the market we’re in?”

Many home owners are fortunate to have a property with mature trees and shrubs. Although it is always best to save a tree when you can, there may be times when you question tree removal as an option for aesthetic or safety purposes. 

Here are three questions to ask yourself before making a decision:

1.   Is it causing structural damage?

Tree roots can grow to the surface and change the drainage pattern across a property. In some cases, they can block water and keep it from running away from a house or yard. A tree planted too close to a house can lift a walk, rot the eaves and drop juicy berries
that are then tracked through the house.  

2.   Is it making the property difficult to use?

 If a tree robs you of the ability to do what you would like to on your property, then removing it might be the answer. But first, try to include it in your plans. The trunk can be incorporated into a deck or patio design. The effect of making an opening in a deck
for the tree to grow through is quite pleasing.

3.   Can tree removal help the space?
If healthier and more desirable species will be planted in place of the one that was removed, it can be good for
the environment. In a natural woodland setting, removing certain trees can help the ecosystem. For
example, the removal of leggy, weak pines will make space for the more desirable native hardwoods.
